Investors can complete the process from abroad and include their families in the application. Residency in Grenada and English language proficiency are not required.

Eligibility criteria. To be eligible, the investor must be over 18, have no criminal records or prosecutions, be in good health, and confirm the legality of their income.

Investors can add their family members to the application: their spouse and financially dependent children under 30, siblings over 18, and parents and grandparents of any age.

Applications for Grenada citizenship by investment must be submitted through a licensed agent, as required by the Grenada Citizenship by Investment Act, No. 15 of 2013.

Investment in the National Transformation Fund

Investment. Donation to the National Transformation Fundis a non-refundable option. The minimum threshold is $235,000, which varies depending on the family composition. A family of up to four people pays $235,000. Starting from the 5th family member, additional $25,000—75,000 is required:

  • $25,000 per  parent or grandparent over 55 or child;
  • $50,000 per parent or grandparent under 55;
  • $75,000 per sibling.

The Grenada Government uses the National Transformation Fund to support local industries, such as tourism, healthcare, construction, education, and agriculture.

Government fees include a Due Diligence fee, an application fee, a processing fee, an interview fee, a passport fee, and an Oath of Allegiance fee. In some cases, investors may not need to pay fees for minor children or may pay reduced rates.

Investment in real estate

Investment in real estate is the refundable option. In this case, the minimum threshold is $270,000, and it does not depend on the family composition.

Investment options. Investors must choose properties approved by the Grenada government. The list includes profitable commercial real estate such as hotels, condominiums, and villas in resort complexes. Applicants can acquire either shares or full ownership of properties.

This $270,000 threshold applies if the investor fulfils the following conditions:

  • purchases the tourism real estate project approved by the Government of Grenada;
  • invests together with at least one more person, 
  • ensures the total sum of joint investments is at least $440,000.

In other cases, the minimum threshold is $350,000.

Investors must hold the property for at least 5 years. During this period, they can earn passive income from the property's operation, with annual rental yields in Grenada ranging from 2% to 6%. After 5 years, investors can resell the property and recover their investment.

Government fees. The investor purchasing real estate pays an administrative fee, a Due Diligence fee, an application fee, a processing fee, an interview fee, a passport fee, and an Oath of Allegiance fee.

Property registration fees. Property registration fees are based on the property value and include legal support of 1—2% and contract registration fee of 2%. The average total sum for property registration is approximately $11,000.

The passport is valid for 5 years, regardless of the age of its holder. Investors do not need to travel to Grenada to renew the document. It can be done with the help of Immigrant Invest lawyers.

The process of obtaining a new passport takes 2 to 4 weeks, during which the investor pays a fee of $350 per document. It is advisable to start the renewal process 6 months before the passport’s expiration date.

Naturalisation certificates do not need to be renewed.

For the past 5 years, the number of people seeking Grenada citizenship by investment has been increasing. In 2019, about 400 investors applied for a passport, while in 2023, almost 2,300 applications were submitted.

In 2023, 1,503 applications were approved. As a result, 4,794 investors and their family members obtained their second passports from Grenada. Only 58 applications were denied.

Most applicants prefer to buy real estate rather than contribute to the state fund. In 2023, 66% of investors purchased property.

1. Global mobility. Grenada citizens do not need visas to 148 destinations, including the Schengen Area, EU, UK, Hong Kong, Singapore, and China. 

The country’s treaty with the US allows Grenada citizens to get a 2‑year E‑2 business visa, which can be extended indefinitely. The visa permits investors and their spouses to reside, work, conduct business, and study in the US. Their children under 21 can attend public or private schools there.

2. Tax benefits. Grenada has no wealth, capital gains, inheritance, or gift tax. Citizens are also exempt from property transfer tax. 

3. International market access. Establishing a company in Grenada takes approximately one month. Afterwards, the enterprise gains access to the Caribbean Community and Common Market (CARICOM), Commonwealth, the US, the EU, and other leading global markets.
